Global property buying is way up - report

This past spring, Global property purchases last have sprung to new heights, as year-on-year sales last quarter increased 47%, according to Overseas Property Professional:

Worldwide investment in all types of property surged by nearly 50% in the second quarter of 2011 year-on-year, with over $101 billion-worth of transactions completed.

Research from Jones Lang LaSalle indicates that this figure is also 7% above the first three months of 2011. The Americas led the way, with the Canadian market tripling in activity compared to the first quarter, and transaction volumes in the U.S. increasing by more than half to $49 billion for the same period. Property investment in MENA stayed similar at $34 billion whereas the Asia-Pacific region saw a fall of 30% in volumes compared to the first three months.

Arthur de Haast, head of the International Capital Group at Jones Lang LaSalle, told OPP: “The upswing in activity continues, with exceptional gains in North America, which was late to the recovery, driving that region to the top spot in terms of volumes.”

Who are your international home buyers?

NAR released in May its 2011 Profile of International Home Buying Activity. The new data indicate strong gains for REALTORS® seeking to do business with international and immigrant buyers. Highlights of the report include:
  • $82 billion in U.S. real estate was sold to immigrant and international buyers between March 2010 and March 2011, a nearly 25% increase over the previous year.
  • The median U.S. home price paid by global buyers was $315,000, or $100,000 above the national average for existing homes.
  • 62% of global buyers used cash to cover their full purchase price, an increase of 7% over the previous year.

The goal of the Transnational Referral Certification is to prepare real estate professionals to make and receive compensated referrals using the Transnational Referral system developed by the International Consortium of Real Estate Associations (ICREA).

Students will learn how to integrate international referrals, resulting in increased income, into their business plans.

When you are involved in an international referral, as a referring or receiving agent, the TRC demon-strates to other real estate professionals that you are well versed in the procedures of the Transna-tional Referral system, have pledged to follow a code of conduct in business dealings, and expect that compensation, paid in a timely manner, will be an integral part of the transaction.
